Rates for a home with one or two single-family residences: 0.5% up to $55,000, 1% to $250,000, 1.5% to $400,000, 2% to $2 million and 2.5% above. First-time buyers can get up to $4,000 back.

Lenders qualify you at the higher of your rate plus 2% or 5.25%, with housing costs under 39% of income and all debts under 44%. Assumes a 25-year amortization, $450 a month in property tax and $120 in heating unless you change them.
